Whilst you can zone a property or area to promote a certain type of development, the community, and indeed the market may not share the same aspirations as the planning framework promotes. After an earlier approval pursuing an over supply of single bedroom apartments, a terrace product was pursued. Translating the benefits and positive aspects of terraces to both the Design Review Panel and Local Authority through planning documentation, and engagement was vital to conveying the message that terraces provide a density increase, and housing choice, and should not be viewed as second fiddle to apartments, rather a more appropriate typology in a suburban context, and a nuanced approach to product mix, not blind faith in apartments in any location.
